Conceived as a ground-up development on a pristine Alentejo parcel, this three-bedroom timber-and-stone retreat was designed from inception to generate premium short-term rental yield while functioning as a personal sanctuary.

Investment Thesis

The client — a Zurich-based private-equity principal — sought a turnkey asset in Portugal’s fastest-appreciating coastal micro-market. Comporta’s combination of strict building density limits, proximity to Lisbon, and a clientele comparable to Ibiza’s premium tier made it the ideal location for a design-led short-stay property. Our advisory team modelled three yield scenarios before land acquisition, factoring in seasonal occupancy curves, management overhead, and the NHR tax regime, ultimately projecting a net annual return of 6.2% at conservative occupancy.


Design Intent

Architecture drew on the vernacular cabanas of the rice-field region — low-slung profiles, untreated timber cladding that silvers over time, and local Arrábida limestone for the plinth and wet-room walls. The brief demanded that the building disappear into the pine canopy from the coastal path while commanding a panoramic dune-and-ocean view from every interior space. Cross-ventilation was engineered to eliminate mechanical cooling for eight months of the year; the remaining four are served by a concealed air-source heat pump system.

Coordination

Portugal Property managed the entire lifecycle: land identification and acquisition, environmental impact assessment, Câmara de Grândola licensing, architectural competition among three invited studios, engineering, construction tendering, build oversight, interior styling, and handover to a vetted property management partner. The client visited Portugal twice — once to approve the concept design and once for the final walkthrough. Every other milestone was handled remotely through fortnightly video reviews and a shared project timeline.
